Sited on a hill sloping towards eastern views of Lake Washington and the Cascade Mountains beyond, this home for a vibrant family of four carefully weaves together their rituals of daily life with an awareness of the site's existing natural elements. Garden courts washed in natural light and lush with native vegetation are delicately carved out between earthen concrete masses, giving a meditative pause between the active living spaces. These negative spaces create a foreground of intimacy with light, earth, air, and native plantings, in contrast to the expansive framed vistas of water, mountains, and sky that are ever present in the distance beyond. The upper volume nestles the bedroom spaces into tree canopies above, modulating daylight, privacy and views with delicate wooden screens. The home acts as a lens that gives material presence to the ephemeral qualities of life and place.

A hallmark of this home, not uncommon when developing in a residential infill location is the clever integration of engineering solutions to the home’s construction. At Empire we revel in this type of construction and design challenged situations and we go to extraordinary lengths to get the solution that best fits budget, timeliness and living amenity. In this home our solution was to employ a two-level strategic geometric design with a specifically engineered cantilevered roof that provides essential amenity but serves to accentuate the façade.
Whilst the best solution for this home was to demolish and build brand new, this is not always the case. At Empire we have extensive experience is working with clients in renovating their existing home and transforming it into their dream home.
This home was strategically positioned to maximise available views, northern exposure and natural light into the residence. Energy Efficiency has been considered for the end user by introduction of double-glazed windows, Velux roof window, insulated roof panels, ceiling and wall insulation, solar panels and even comes with a 3Ph electric car charge point in the opulently tiled garage. Some of the latest user-friendly automation, electronics and appliances will also make the living experience very satisfying.

Cornerstone Architects
Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. Structural considerations required a more extensive tear down, however the clients wanted the entire remodel design kept intact, essentially recreating much of the existing home. The overall floor plan design centers on maximizing the views, while extensive glazing is carefully placed to frame and enhance them. The residence opens up to the outdoor living and views from multiple spaces and visually connects interior spaces in the inner court. The client, who also specializes in residential interiors, had a vision of ‘transitional’ style for the home, marrying clean and contemporary elements with touches of antique charm. Energy efficient materials along with reclaimed architectural wood details were seamlessly integrated, adding sustainable design elements to this transitional design. The architect and client collaboration strived to achieve modern, clean spaces playfully interjecting rustic elements throughout the home.

The existing structure of this lakefront home was destroyed during a fire and warranted a complete exterior and interior remodel. The home’s relationship to the site defines the linear, vertical spaces. Angular roof and wall planes, inspired by sails, are repeated in flooring and decking aligned due north. The nautical theme is reflected in the stainless steel railings and a prominent prow emphasizes the view of Lake Michigan.
