With family life and entertaining in mind, we built this 4,000 sq. ft., 4 bedroom, 3 full baths and 2 half baths house from the ground up! To fit in with the rest of the neighborhood, we constructed an English Tudor style home, but updated it with a modern, open floor plan on the first floor, bright bedrooms, and large windows throughout the home. What sets this home apart are the high-end architectural details that match the home’s Tudor exterior, such as the historically accurate windows encased in black frames. The stunning craftsman-style staircase is a post and rail system, with painted railings. The first floor was designed with entertaining in mind, as the kitchen, living, dining, and family rooms flow seamlessly. The home office is set apart to ensure a quiet space and has its own adjacent powder room. Another half bath and is located off the mudroom. Upstairs, the principle bedroom has a luxurious en-suite bathroom, with Carrera marble floors, furniture quality double vanity, and a large walk in shower. There are three other bedrooms, with a Jack-and-Jill bathroom and an additional hall bathroom. Rudloff Custom Builders has won Best of Houzz for Customer Service in 2014, 2015 2016, 2017, 2019, and 2020. We also were voted Best of Design in 2016, 2017, 2018, 2019 and 2020, which only 2% of professionals receive. The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

This homage to prairie style architecture located at The Rim Golf Club in Payson, Arizona was designed for owner/builder/landscaper Tom Beck. This home appears literally fastened to the site by way of both careful design as well as a lichen-loving organic material palatte. Forged from a weathering steel roof (aka Cor-Ten), hand-formed cedar beams, laser cut steel fasteners, and a rugged stacked stone veneer base, this home is the ideal northern Arizona getaway. Expansive covered terraces offer views of the Tom Weiskopf and Jay Morrish designed golf course, the largest stand of Ponderosa Pines in the US, as well as the majestic Mogollon Rim and Stewart Mountains, making this an ideal place to beat the heat of the Valley of the Sun. French-styled powder room with distressed Alderwood vanity. New chest of drawers distressed to look antique with antiqued pewter drawer pulls in the French style. Black granite top milled with double ogee edge and single ogee edge on the curved backsplash. The detailed opening for the sink also has a single ogee edge. Not shown is a black toilet with a stained mahogany top. The steel sconces were made by a blacksmith and then distressed and finished to appear to be pewter. Walls are a waxed faux finish in a Venetian plaster style.
