Nearly two decades ago now, Susan and her husband put a letter in the mailbox of this eastside home: "If you have any interest in selling, please reach out." But really, who would give up a Flansburgh House? Fast forward to 2020, when the house went on the market! By then it was clear that three children and a busy home design studio couldn't be crammed into this efficient footprint. But what's second best to moving into your dream home? Being asked to redesign the functional core for the family that was. In this classic Flansburgh layout, all the rooms align tidily in a square around a central hall and open air atrium. As such, all the spaces are both connected to one another and also private; and all allow for visual access to the outdoors in two directions—toward the atrium and toward the exterior. All except, in this case, the utilitarian galley kitchen. That space, oft-relegated to second class in midcentury architecture, got the shaft, with narrow doorways on two ends and no good visual access to the atrium or the outside. Who spends time in the kitchen anyway? As is often the case with even the very best midcentury architecture, the kitchen at the Flansburgh House needed to be modernized; appliances and cabinetry have come a long way since 1970, but our culture has evolved too, becoming more casual and open in ways we at SYH believe are here to stay. People (gasp!) do spend time—lots of time!—in their kitchens! Nonetheless, our goal was to make this kitchen look as if it had been designed this way by Earl Flansburgh himself. The house came to us full of bold, bright color. We edited out some of it (along with the walls it was on) but kept and built upon the stunning red, orange and yellow closet doors in the family room adjacent to the kitchen. That pop was balanced by a few colorful midcentury pieces that our clients already owned, and the stunning light and verdant green coming in from both the atrium and the perimeter of the house, not to mention the many skylights. Thus, the rest of the space just needed to quiet down and be a beautiful, if neutral, foil. White terrazzo tile grounds custom plywood and black cabinetry, offset by a half wall that offers both camouflage for the cooking mess and also storage below, hidden behind seamless oak tambour. This full home mid-century remodel project is in an affluent community perched on the hills known for its spectacular views of Los Angeles. Our retired clients were returning to sunny Los Angeles from South Carolina. Amidst the pandemic, they embarked on a two-year-long remodel with us - a heartfelt journey to transform their residence into a personalized sanctuary. Opting for a crisp white interior, we provided the perfect canvas to showcase the couple's legacy art pieces throughout the home. Carefully curating furnishings that complemented rather than competed with their remarkable collection. It's minimalistic and inviting. We created a space where every element resonated with their story, infusing warmth and character into their newly revitalized soulful home.

The shape of the angled porch-roof, sets the tone for a truly modern entryway. This protective covering makes a dramatic statement, as it hovers over the front door. The blue-stone terrace conveys even more interest, as it gradually moves upward, morphing into steps, until it reaches the porch. Porch Detail The multicolored tan stone, used for the risers and retaining walls, is proportionally carried around the base of the house. Horizontal sustainable-fiber cement board replaces the original vertical wood siding, and widens the appearance of the facade. The color scheme — blue-grey siding, cherry-wood door and roof underside, and varied shades of tan and blue stone — is complimented by the crisp-contrasting black accents of the thin-round metal columns, railing, window sashes, and the roof fascia board and gutters. This project is a stunning example of an exterior, that is both asymmetrical and symmetrical. Prior to the renovation, the house had a bland 1970s exterior. We turned this home's two-car garage into a Studio ADU in Van Nuys. The Studio ADU is fully equipped to live independently from the main house. The ADU has a kitchenette, living room space, closet, bedroom space, and a full bathroom. Upon demolition and framing, we reconfigured the garage to be the exact layout we planned for the open concept ADU. We installed brand new windows, drywall, floors, insulation, foundation, and electrical units. The kitchenette has to brand new appliances from the brand General Electric. The stovetop, refrigerator, and microwave have been installed seamlessly into the custom kitchen cabinets. The kitchen has a beautiful stone-polished countertop from the company, Ceasarstone, called Blizzard. The off-white color compliments the bright white oak tone of the floor and the off-white walls. The bathroom is covered with beautiful white marble accents including the vanity and the shower stall. The shower has a custom shower niche with white marble hexagon tiles that match the shower pan of the shower and shower bench. The shower has a large glass-higned door and glass enclosure. The single bowl vanity has a marble countertop that matches the marble tiles of the shower and a modern fixture that is above the square mirror. The studio ADU is perfect for a single person or even two. There is plenty of closet space and bedroom space to fit a queen or king-sized bed. It has brand new ductless air conditioner that keeps the entire unit nice and cool.

This 60's Style Ranch home was recently remodeled to withhold the Barley Pfeiffer standard. This home features large 8' vaulted ceilings, accented with stunning premium white oak wood. The large steel-frame windows and front door allow for the infiltration of natural light; specifically designed to let light in without heating the house. Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing. The master bathroom has a huge 5.5'x6' shower with his/hers shower heads. The main wall of the shower is made from 2 book matched porcelain slabs, the rest of the walls are made from Thasos marble tile and the floors are slate stone. The vanity is a double sink custom made with distress wood stain finish and its almost 10' long. The vanity countertop and backsplash are made from the same porcelain slab that was used on the shower wall. The two pocket doors on the opposite wall from the vanity hide the WIC and the water closet where a $6k toilet/bidet unit is warmed up and ready for her owner at any given moment. Notice also the huge 100" mirror with built-in LED light, it is a great tool to make the relatively narrow bathroom to look twice its size.

What started as a kitchen and two-bathroom remodel evolved into a full home renovation plus conversion of the downstairs unfinished basement into a permitted first story addition, complete with family room, guest suite, mudroom, and a new front entrance. We married the midcentury modern architecture with vintage, eclectic details and thoughtful materials.
