Adams Residential

Nathan, Sean and the rest of the Adams team did a great job on a major renovation of our home. They worked closely with us and our architect to make decisions, and completed the work on time within our budget. Sean, the project manager, was dedicated to our project and was onsite during most of the construction. He worked with subcontractors to keep work moving and make sure things were done properly. He continues to supervise the final closeout items as we wrap up the project. Nathan and the office staff were very responsive to questions about cost and schedule. When we requested additional information, it was provided quickly and completely. We highly recommend them for major home renovations.

Adams was excellent, and we would use them again. We had a tiny bathroom that would be extremely difficult to use in our old age. Our architect drew the plans, and Adams followed it perfectly. Our foreman, Rich Meadows, was here daily, doing work, supervising, and bringing in sub contractors. He kept us well informed and was very pleasant to work with. Our finished bathroom is beautiful.

This review is due to the challenges we are dealing with concerning the work after the contractor left the site and the experience during the project.

I am disappointed with the work Adams performed for us in building our new seattle home. Instead of taking 7 months to build our home, they took over 14 months. The framing was to take 6 weeks (according to their own time table) but instead it look 6 months. Adams' first crew was led by a dishonest foreman, who encouraged the workers to pad their hours while leaving the job site one to two hours early each day. This foreman was ultimately fired but the rest of the crew remained. We finally settled on a refund amount from Adams for the fraudulent overbilling of the crew's hours. No new foreman was hired for the job. In general, the job suffered from a lack of qualified oversight. To complicate matters further, the crew's workmanship was not up to commonplace standards - the framing had to be corrected multiple times. The project was not optimally organized - sub contractors were called in out of order, causing time delays and extra expense. The house ran about 30% over the contracted budget amount that Adams' had given us. All in all a colossal disappointment.

Doing an extensive remodel of an existing home is not something most of us do everyday. We added an entirely new second story while totally re-doing the layout of the existing entry level. We chose Adams Residential for the job and are very happy with the process and the results. We had a great team assigned to us, headed by Sean and he led the project from day one to completion. I know you can't expect everything to go smoothly all the time to me it's how the unexpected gets handled and how communication is part of the process that matters most. Sean was always available by cell or email and we were always welcomed on site. His advice and help was very valuable to us. We finished up a few weeks late but also got some extra stuff done that we had not originally anticipated. This company is easy to work with and although anything of this magnitude is a little stressful it was also exciting and fun to see it all come together.

We have done 2 separate projects with Adams. Their attention to detail and finish work is top notch. They are really effective at managing the subcontractors they bring on site to work at the same high level of quality.
