I’d decide this from the two walkways, not the overall room size. Each 108" sofa adds 13.5" at its end compared with a 94.5" sofa, and both options are already 37.5" deep. Tape out each sofa footprint on the floor, add the swivel chairs at their widest turned position, and then actually walk the routes past both sides of the fireplace. I’d try to preserve roughly 36" of clear space on those main paths (more if they’re busy routes). If both 108s leave that clearance, wonderful; if only one does, the mixed pair seems the sensible choice, with the 94.5" piece by the tighter walkway. I wouldn’t order two 108s based on the room’s overall dimensions alone. If you mark the exact two sofa positions on your plan, it’ll be easier to give you a confident pick.

The arm design of the sofa makes a big difference in how much seat area you get for the overall length. I bought 2 of these from Hickory Chair because they had thin arm design.

I bought them with this fan pleated arm, but you can go with a 3" track arm and save a couple more inches. Measure the seat area for the sofas you are considering.

If these are for your family, and not just for visiting guests, then I would want something just a bit deeper. Mine are 40" and they have good seat depth.

These are good sized sofa, you don't really need to go bigger ... I have a lot more room in my family room and find these plenty big.
