Laying floorboards before/after kitchen install?

My sister has had 3 quotes to lay floorboards in the kitchen. The kitchen has yet to be built. There appears to be no consensus by the "flooring specialists" as to whether the floorboards should be laid before or after the kitchen is installed. My friends laid their jarrah floorboards before the kitchen was installed but did not put the kickboards on or have the boards polished until after the kitchen was fully installed and all trades had left the site. Any advice please on when you installed your kitchen floorboards: before or after the kitchen was installed? I am keen to hear from flooring experts for a consensus to end this dilemma.

Cover the floor first, this enables you to replace or change layout in the future

Definitely install the floor and also have it sanded and the first coat of sealer applied. This way the floor under the kitchen will be protected from any potential moisture from the kitchen and provides some protection to the floor during the kitchen install. It is also easier for the floor sander if there are no kitchen cupboards to work around.

Better to be installed before the Kitchen. It's just usually done the other way around as builders hand the home over first with bare floors and clients complete flooring etc afterwards.

Thanks for your comments. 100% suggest laying solid wood floors BEFORE installing the kitchen. That's settled then and makes sense. Does the same apply for floating timber floor boards which are already finished & polished? I guess the same does not apply? I'm not a fan of finished floorboards as they "sound" different. I have original solid jarrah boards and solid timber boards on battens in a bedroom which was an addition to the original house.

You are correct, it's a totally different process with floating floors. You need a solid base for them to be laid on such as yell tongue. The kitchen is installed first without the kickers and the floating floor then laid. The kickers are fitted last to cover the edge of the flora ting floor so that there is no requirement for a edge trim. Your cabinetmaker needs to be aware of what flooring is being used as this will affect the finished height of the bench tops +/- 19mm.

I have put my kitchen in first. Mine is engineered timber. I figured that should there be a disaster on my floor and it needs ripping up, I do not want to redo my kitchen.
