Floor plan help!!!!!

I have just bought a 3 bed ground floor flat. Our thinking is that we will knock all of the walls down in the yellow circle to make the back a big open plan kitchen / living area, to maximise the light and access to the garden.
Then put a small dividing wall in the dining room and make that a smaller third bedroom.

Long run we’ll be getting a side extension from the start of the dining room right to the back, so eventually that 3rd bedroom will get much bigger (and same for living area).

Is this a good decision?

(The purple wall in the bathroom has already been knocked down)

Congratulations on the new place!

Have you had someone look to say that this is all possible?

That you are able to knock down the wall at the back of the house like that?

...and that a side extension to the boundary would be possible?

As long as you are aware that is the case, then yes, opening up the back of the house would make a great space for living and dining.

However, I am reluctant to say too much as I wouldn't want you to get your hopes up without being sure this is something that is possible and won't cost too much in the way of steel to make it possible.

If you are unsure it may be worth starting by getting a builder or structural engineer to come out and test the plan to see if it is feasible within your budget.

We would agree with Gina.

Have a plan in mind, work out the use of the room on plan, think about natural light and then always check with a structural engineer before embarking on any build/demolition work.

Walls are useful not just for holding up roofs, but our modern living demands more open internal spaces, so your thinking is in line with this

j aime beaucoup le design de votre future cuisine, blanche avec plan de travail en bois. Par contre je suis d accord pour la surelevation du bar, si vous pouvez ne pas l installer et vous servir du bar comme plan de travail. Pouvez vous adosser votre canapé au bar? il faudrait que l angle soit du côté du mur... Si oui vous pouvez peut etre mettre devant le canapé une table basse et un meuble tv. Et je pense qu il vous reste la place pour mettre une table. Pourquoi pas une banquette adossée au mur, plutot que des chaises?

Bonjour Cher(es) conseiller(es) Merci d'avance pour l'aide que vous voudrez bien m'apporter j'ai un salon rectangle. Je suis perdue car je ne sais pas ou positionner la salle à manger, le meuble TV...en fonction de la porte d'entrée de la fenêtre et de la baie vitrée.J'aimerai bien que la table à manger soit à coté de la baie vitrée(a peu prés comme sur la photo) mais sinon pour le reste de suis perdue. Laissez libre court à vos idées.S'il vous plait help

Bonjour, Ce plan je le trouve bien. Je mettrais la douche dans le placard de la chambre pour gagner en recul devant le meuble vasque et coté chambre il reste encore l'espace pour un bureau.

As Cranberryhome and Create Perfect have already said. A structural engineer is a must before you start to knock anything down. Will you also need permission from the other occupants of the building as well?
