Nestled under 150 year old pecan and oak trees, my husband and I carefully and thoughtfully preserved and restored this rare 1928 Federal Style Craftsman near downtown Atlanta, while adding a new 2 story, 1,000 sf addition in the back. The addition, like the house boasts, 10 foot ceilings, yet it is sited in a way to seamlessly blend with the original house, without dominating the unique original structure. As architects, we understand that construction is also part of the design process, and we happily hired First Street Builders for this project. We made sure to engage them in a pre-construction service, when we were around 85% complete with construction documents. This valuable service allowed all involved to sit and talk about not only what we were going to build, restore, construction costs, and anticipated surprises that do occur with renovation, but also how we were going to build very specific things. Together we came up with some cost saving items, as well as some changes that improved the design and simplified construction. Construction lasted about 8 months, as renovations often do. The house is elegant, with old and new blending perfectly. First Street Builders provided excellent quality construction services throughout. FSB are quick to respond to client needs during the process. This project includes a complete exterior restoration, interior restoration of 5 original rooms including a bathroom, plus 1000 sf of new living space. The new addition includes a new master suite with master bath, new kitchen, pantry, family room, painting area, hallways, pantry, laundry area, new HVAC, insulation, floor insulation, and new floor structure where needed do to age. We also redesigned the back yard. This restoration and renovation is perfect for a family of four, and the ample amounts of natural light and living space makes it a special place for friends and family.
