Layout help, utilty and new entrance

I have several issues with proposed layout. downstairs looking for help for new entrance (don't like the porch) and a much bigger utility. theoretically if we kill off the porch I may get another meter on the g/f length.

Upstairs was thinking extension should have bath/walk in wardrobe down LHS (ie likely above utility)

but struggling with principal bed e/s and dressing room as need additional bathroom (more likely shower) for occasional guests

Any comments/ideas welcome.

      Which porch don't you like? Front or side?

      Why is the extension right in the middle of the back of the house rather than to one side? Surely this just divides your plot?

      Its in 4 acres + so nbd really but totally open for suggestions. It could only move to the left as you face the house due to a tree with a TPO about 10m off the rear right corner of the original house.

      In an ideal world I’d like 2 beds with E/s (baths and separate showers), 2 other beds plus 1 additional bathroom. Downstairs looking for utility/boot room and a kitchen/diner. Plan to have separate dining room which probably won’t be used except with guests. If I can do this within the 263 sq m of existing it makes planning a huge amount easier. All comments so welcome

      thanks Jonathan - I had previously discarded an option of placing the extension to the side but clearly I need to rethink this. You've suggested one more bathroom than I need (no bad thing) and I also whether I should put laundry upstairs.. ?

      Hi Helen,


      Is the floor plan you've shared the existing plan or the proposed plan?


      For a Victorian Villa (I'm assuming that's the era/type of your home) it's worth considering what original features you want to preserve, alongside looking at how you want to live in it and reconfiguring it accordingly. This kind of home tends to be quite cold in winter and not very energy efficient - but there is a lot that can be done to make them comfortable in winter without extreme heating bills. So I would suggest taking all of these things into account from the start of your design exploration so you can get a holistic solution that meets all your needs and preferences.

      This is the existing layout. It's a back to the brick restoration and all that will entail. We're v limited on additional space so plan to demolish the existing bits which are not original
