This Hawaii home built on Kauai's south shore is the perfect mix of modern and traditional design. The use of natural wood and white board and batten paneling create the perfect mix of relaxed elegance. The square teak columns speak to the contemporary design, while the reed thatch Pai Pai with natural log columns is a nod at times gone by. The whole home has an indoor-outdoor design that welcomes in the lush tropical landscape and ocean views.

Firmness . . . Santa Cruz’s historically eclectic Pleasure Point neighborhood has been evolving in its own quirky way for almost a century, and many of its inhabitants seem to have been around just as long. They cling to the relaxed and funky seaside character of their beach community with an almost indignant provinciality. For both client and architect, neighborhood context became the singular focus of the design; to become the “poster child” for compatibility and sustainability. Dozens of photos were taken of the surrounding area as inspiration, with the goal of honoring the idiosyncratic, fine-grained character and informal scale of a neighborhood built over time. A low, horizontal weathered ipe fence at the street keeps out surfer vans and neighborhood dogs, and a simple gate beckons visitors to stroll down the boardwalk which gently angles toward the front door. A rusted steel fire pit is the focus of this ground level courtyard, which is encircled by a curving cor-ten garden wall graced by a sweep of horse tail reeds and tufts of feather grass. Extensive day-lighting throughout the home is achieved with high windows placed in all directions in all major rooms, resulting in an abundance of natural light throughout. The clients report having only to turning on lights at nightfall. Notable are the numerous passive solar design elements: careful attention to overhangs and shading devices at South- and West-facing glass to control heat gain, and passive ventilation via high windows in the tower elements, all are significant contributors to the structure’s energy efficiency. Commodity . . . Beautiful views of Monterey Bay and the lively local beach scene became the main drivers in plan and section. The upper floor was intentionally set back to preserve ocean views of the neighbor to the north. The surf obsessed clients wished to be able to see the “break” from their upper floor breakfast table perch, able to take a moment’s notice advantage of some killer waves. A tiny 4,500 s.f. lot and a desire to create a ground level courtyard for entertaining dictated the small footprint. A graceful curving cor-ten and stainless steel stair descends from the upper floor living areas, connecting them to a ground level “sanctuary”. A small detached art studio/surfboard storage shack in the back yard fulfills functional requirements, and includes an outdoor shower for the post-surf hose down. Parking access off a back alley helps to preserve ground floor space, and allows in the southern sun on the view/courtyard side. A relaxed “bare foot beach house” feel is underscored by weathered oak floors, painted re-sawn wall finishes, and painted wood ceilings, which recall the cozy cabins that stood here at Breakers Beach for nearly a century. Delight . . . Commemorating the history of the property was a priority for the surfing couple. With that in mind, they created an artistic reproduction of the original sign that decorated the property for many decades as an homage to the “Cozy Cabins at Breakers Beach”, which now graces the foyer. This casual assemblage of local vernacular architecture has been informed by the consistent scale and simple materials of nearby cottages, shacks, and bungalows. These influences were distilled down to a palette of board and batt, clapboard, and cedar shiplap, and synthesized with bolder forms that evoke images of nearby Capitola Wharf, beach lifeguard towers, and the client’s “surf shack” program requirements. The landscape design takes its cues from boardwalks, rusted steel fire rings, and native grasses, all of which firmly tie the building to its local beach community. The locals have embraced it as one of their own. New home for a blended family of six in a beach town. This 2 story home with attic has roof returns at corners of the house. This photo also shows a simple box bay window with 4 windows at the front end of the house. It features divided windows, awning above the multiple windows with a brown metal roof, open white rafters, and 3 white brackets. Light arctic white exterior siding with white trim, white windows, and tan roof create a fresh, clean, updated coastal color pallet. The coastal vibe continues with the side dormers at the second floor. The front door is set back.

New Home in Eastham, MA
New Home in Eastham, MA
Cape Associates, Inc.Cape Associates, Inc.
The little cottage on Turnip Field Road in Eastham had been owned by the same couple since 1940, until they built a new, adjacent house on the property. The cottage was then handed down to the next generation, who began spending more and more time at the cottage. It was then that they contacted Cape Associates to construct a more livable home in place of that little cottage. It was crucial to the owners however, that the home keep with the understated charm and Cape Cod-feel of the neighborhood. The primary challenge was to keep it humble, while building the owners their well-deserved vacation retreat. The original cottage had no air conditioning, and renovating was quickly dismissed because of the inadequacies and the cost of modernizing. Building new allowed the team to relocate the house further back from the street, and it meant meeting the owners’ needs without compromise. Cape Associates’ project manager Lance LaLone said the owners expressed their desire to incorporate lots of wood and the types of materials that were in the old cottage. Most of the interior is pine, which was used on the flooring, the walls, and wrapped around the ceiling’s beams, giving the owners what they desired on a grander scale – a beautiful, modern dwelling that still held the personality of that little cottage that held such cherished memories. The front of the home has a two-car garage and breezeway entrance, while the rear reveals an entertainer’s paradise, with an enormous mahogany deck with an outdoor shower, a stunning Connecticut-fieldstone fireplace with a chimney that reaches around 30 feet in height, and multiple sliders to access the home. The finished basement opens to the ground level, and above the entrance breezeway is another small deck with a great view. It’s the best of indoor/outdoor living. Movement patterns from beach to house to bedroom were an important consideration. The site also provided an excellent opportunity to visually connect the basement level patio visually to the main level deck and finally the master bedroom deck. The finished home provides year-round living, with a summer-getaway atmosphere.

House 2 in a dual dwelling development in Koala Park where the site was subdivided for the two new dwellings. On a 332sqm North aspect site the dwelling was designed to allow a front North aspect pool courtyard with direct views to Burleigh Heads Ridgeline. The design was reflective of the South East Queensland Sub Tropical climate with lower floor living areas open to external entertaining decks, the pool courtyard and landscape. Large eave overhangs & oversized gutters with a flatter pitch hip roof & eaves boxed down to window heads indicative of Tropical Modernist Architecture. Planning to the Ground Floor was programmed with all public zones of living, dining, kitchen & a flexible guest bed that could transition to a kid’s rumpus adjacent to the pool if needed. These public zones all wrap the central landscaped courtyard & external entertaining areas. The first floor was programmed with private zones of 3 additional bedrooms & a retreat, kids spill out zone. A defining element was the arched vertical batten aluminium screen acting as a skirt to the deck areas & extending as a balustrade over that act as a colonnade to thicken the façade & help with cooling interior living spaces. The transparency of the screen allows filtered light & cross ventilation to enter the internal spaces. The arched openings soften the form of the building & allow a visual to the landscaped courtyard from within. Built by Paul & the team at PJH Constructions. Photos by Kristian Van Der Beek. KvdB
